Here’s what’s new in the world of real estate.

Given all the negative news from the media, real estate sales are actually up in some parts of the country. Mortgage loans are available as are other types of loans. However the credit requirements, down payments etc. are higher.

The government bail-out is still smoke and mirrors. It will do very little to help the general population. It only helps the administrations big money friends and businesses. The so called sweeteners like the higher FDIC insurance of $250,000 is only TEMPORARY. Why should the government buy bad loans that no one wants with taxpayer’s money?? Only to bail ­ out their friends companies not to help the general public.

Finally, I want you to know, that you may call or email me for any help you may need regarding buying property in Mexico or in La Paz specifically.. According to the National Association of Realtors sales are up in many areas of the country. This is in spite of all the Negative publicity from the media.  Potential buyers shouldn’t wait. With a strong buyers market, combined with low mortgage rates, now’s the time to

get a great deal on your dream home. Especially true if you have dreams of a retirement or vacation home in La Paz Mexico. La Paz has been named as one of the best places to retire!!

From what I see and hear the major problems in the states are the job layoffs and unemployment.  Another part of the problem are the mortgage companies with their deceptive and fraudulent loan practices. To top it off the mortgage companies want the government to bail them out with our tax money. (Unfortunately Bush and his cronies will probably do it.) The rest is fueled by all the negative real estate hype from Wall Street. (They want investors to buy stocks and bonds and not real estate.)

            Here’s what’s new in the world of real estate: 

The real estate market activity during this last month has been pretty slow which is normal for this time of the year here.  It slows down as it’s vacation time, the government and Notario offices and are either closed or minimal staffed.  The vacationers from the mainland are mostly here to enjoy themselves and are not shopping for homes.  They return in the fall when the kids are back in school.  The foreign visitors are few and far between.  The few that are here are fishing or enjoying some other activity.   According to the Baja Sur  Multiple Listing Service,  a few homes have sold and a few new properties have been listed.  So there is some activity locally even in the heat of summer.  Potential buyers shouldn’t wait as prices are going up in the area.  With a strong buyers market, combined with reasonably low mortgage rates, now’s the time to get a great deal on your dream home.   We have mortgage loans available if you have good credit.

 

Paraiso del Mar is getting closer to issuing titles to some of the homes on El Mogote.  The golf course is shaping up very well also.  The area may be ready to open some of the facilities by the end of the year.  If so it will be the first golf course to open in La Paz.

            Here’s what’s new in the world of real estate in La Paz: 

 

The real estate market activity during this past month seems to be a little slow here in La Paz, but that is normal for this time of the year.  So far the financial crunch in the states has not affected the  interest of buyers for property in Mexico.  The interest from Canada is strong also as the Canadian dollar is still doing well in the money markets.  Our local Multiple Listing Service, covers all of Baja but the locals have yet to learn the value of using it.  It is a slow process in trying to teach them to be professionals.  We hope to generate more use in Baja Sur from the Loreto, Todos Santos and Los Barriles areas.  Cabo San Lucas has spent thousands on about 3 different  systems and they still don’t have a good functional system so perhaps we will get some users from Cabo also.   Potential buyers shouldn’t wait.  With a strong buyers market, combined with nearly all-time low mortgage rates for Mexico, now’s the time to get a great deal on your dream home.

La Paz Update May 2008 Revised

Sorry about the re-issue I dropped a 0 in the newsletter link.

May is here already with lots of happenings during the month.  We are having great weather here.  Sunny and in the mid 90’s

To start with today May Day is a holiday with parades for Labor Day.  Then follows the City of La Paz birthday on the 3rd, followed by Cinco de Mayo
holiday on the 5th.  A bigger holiday in the states than here in Mexico. Followed by Mothers Day on the 10th in Mexico and the 11th in the states. Victoria Day in Canada on the 19th and Memorial Day on Monday the 26th, which is the start of the vacation season. Plus there are many days of note around the world in May.
 
The La Paz building projects are in full swing with several new business places already open.

April Update 2008

La Paz Update April 2008

The weather is starting to warm up.  We have had a few days around 89-92 degrees.  Building is heating up also.  Lots of new construction of all types everywhere.   La Paz is getting a little more modernized too.  On the way to the gym early in the morning I saw a new motorized street sweeper.  Usually the streets are cleaned with groups of people with brooms and shovels.
If you act fast there are a few very good real estate opportunities available at the moment.  They probably won’t last long.
There will be an AMPI, MLS ( Realtors) tour to Colina Del Sol Los Barriles Saturday the 5th.  The tour is to update the local Realtors on the progress of the development.  The project has Sea of Cortez view homes in a rustic atmosphere that minimizes any damage to the surrounding Flora & Fauna of the area.  A really beautiful project.  Prices from about $350,000.
A real bargain price wise are several large, deluxe appointed, hillside homes with an unobstructed view of the city and the bay of La Paz.  Construction costs including the cost of the lot is only $85 per square foot.  Much less than the customary $200-$300 per square foot. for this size and quality of property.  Prices about $424,000 and up.
SUPER SAVINGS AVAILABLE if you act now.  Large 4 bedroom beach front home with casita, plus $150,000 in upgrades.  Save 28% of the $1,400,000 price by assuming the buyer’s purchase contract BEFORE  title transfer from the developer.  Closing in June or possibly July this year.  A GREAT DEAL for about $392,000 !!  Plus of course the closing costs and real estate fees.
